How do I apply for one of you available properties?
All applications must be submitted online through the “apply now” button next to the property you are interested in. We do not take applications over the phone or hand written HOWEVER if you are in need of assistance with our online application process please call our office and one of our staff will be happy to walk you thru it either over the phone or in person in our office.
Is the rent or terms negotiable prior to applying for an available property?
We do not typically negotiate the market rent for any property we manage. We price our available properties according to time of year, comparable properties on the market and to our own inventory pricing. We determine the length of a lease based on all these same factors. While we are very competitive each of our clients has individual needs and goals. It is not effective to attempt a negotiation or make any kind of offer or demand prior to applying for the property. The applicants qualifications play a large part in whether a landlord will consider any type of offer. Without that collective information we cannot present an informative summary to our client for consideration.
How do you handle maintenance?
Each tenant is given access to the online tenant portal. We prefer that all maintenance requests be submitted directly through that portal to ensure the accuracy and timely receipt of any maintenance request. The online submission allows us to address the issue quickly and ensure that we assign the correct vendor. As a tenant you can log in and check the status of the repair as well as see any notifications or questions we may have about the issue. For after hours or emergency services, a tenant can call our office directly and follow the emergency instructions. The afterhours or emergency number is for TRUE emergency calls only. All non-emergency requests are can be handled the next business day during normal business hours.
How long does it take to process my application?
Typically we can complete the application process within 48 to 72 business hours however that highly depends on the response from third parties that are supplied by the applicant such as rental references and employment verifications. The more complete and accurate the information you provide is the quicker the process will go. Once an application is complete a formal email with a lease offer will be sent to you.

How do I pay my rent?
Rent can be paid online via your tenant portal using a checking account (recommended as it is FREE to you) or credit card (which has a small merchant service charge), by mail, by drop box at our office location or in person during normal business hours. We encourage all residents to pay their rent via their online tenant portal as it is the quickest and most accountable means.
When is rent due?
Rent is typically due on the 1st and considered late on the 5th if not received by 3:30 pm. Late fees are assessed as of the that time. All payments made are posted to late fees and/or outstanding balances FIRST and the remainder of the payment is posted to the outstanding rent. If there is a remaining balance we reserve the right to return those funds and move forward with an eviction process as necessary as allowable by Idaho Law.
What if I want to terminate my lease early?
A Termination fee equal to one month’s current rent charge will be charged to all Tenants who have not completed the Minimum Term, or who do not give proper thirty (30) days written notice.
